Case Study: Setting records in Templeton

It’s a great day when you can bring the home value up in your own neighborhood! That’s exactly what Lauri Strain did in this scenario.

The History

In March of 2022, Lauri welcomed Bryan Silva onto Team Attune as their new inside sales agent. He hit the ground running by helping call all the Facebook leads Attune had accumulated over the past few months. That’s when he made contact with the sellers of Donelson. 

​​​​​​​From a brief conversation with them, he learned that they wanted to downsize and move to Traditions, a retirement community in Paso Robles. He shared the lead with Lauri and she immediately called to set a listing appointment. 

The Challenge

During their listing appointment, Lauri gained insight into their biggest fear with the sale of this home – the shifting market. 

​​​​​​​She encouraged them to trust her local expertise and said, “As soon as you move forward, everything will fall into place! And that way you’ll have the necessary funds for your dream home! You never know what you can purchase for if you don’t know what you can sell your current home for.” 

They set a game plan to take advantage of the hot market and price it right to fuel a bidding frenzy. And wow did a bidding war ensue… 

The Success

This successful sale was a team effort! After door-knocking, professional photos, digital marketing, and researching market data, Lauri listed the home at $1,050,000! 

​​​​​​​Within days the offers were rolling in until it came neck and neck between two competitive buyers. While handling the negotiations, Lauri and her team were scouring the market for their new home in their desired neighborhood. 

After less than two weeks on the market, the sellers accepted an offer for their home at $1.3 million, $250,000 more than the asking price! This will be a record sale for their Templeton neighborhood. 

Then just two days after the sellers accepted the offer, their dream home came on the market in the Traditions neighborhood. Lauri helped them write a strong offer, and it was accepted without multiple rounds of negotiations.

So today we’re celebrating much more than a sale, we’re also celebrating with our sellers as they close on their new home. And to round off the team effort, Stella’s husband, who owns his own painting business, will be painting their new home in Paso Robles before they move in!
